  • Anyone, but primarily non-residents and non-U.S. citizens who want to invest in the American real estate market. Your country of origin doesn’t matter. So far, we have clients in Chile, Peru, and Colombia.

  • Because we have firsthand experience in what we do, and you can leverage it to your advantage. We will provide you with all our data, contacts, and tools so you can continue on your own in your journey as a real estate entrepreneur. Additionally, we will help you understand and navigate U.S. laws, and we can offer guidance in several languages.

  • The reasons are many and varied, depending on the investor. Some of the most common include:

    • The security and stability of the U.S. market and currency.

    • To diversify your portfolio.

    • To leave a significant legacy for your family.

    • Because it offers a better return compared to investing in your home country.

    • Because the law protects you exactly the same as it does an American investor.

    • To diversify your investment portfolio and avoid "putting all your eggs in one basket."

  • With the Standard program, you learn the business. You do it once and then can continue on your own.

    In the Premium program, however, GrowingAssetz handles everything for you (except for tasks where the investor's participation is absolutely necessary).

    Additionally, in the Standard program, you will do a lot of the work yourself (which will teach you the business). In the Premium program, you’ll do the minimum but learn very little. :(

  • The short answer is yes. You can even get terms quite similar to those offered to U.S. citizens or residents.

  • No. The entire process (including the closing) can be done remotely. For the closing, you can sign the documents before a notary at the U.S. Embassy in your city of residence.

  • Yes. This is one of the first tasks we will handle together, as the funds you use to invest must be in the U.S. It's simpler than most people generally think.

  • It is not absolutely necessary, but generally, the best type of mortgage loan available to foreign investors requires it as a condition. We also recommend it for legal protection purposes.

  • You will need to report your income in the U.S., which is not the same as paying taxes. Generally, there are many tax benefits for real estate investors. As a result, even if you have positive cash flow, your taxable income—at least at the beginning of your investment journey—will likely be negative, and you won’t pay taxes.

  • It’s always a good idea to have professional advice from the start of your investment journey. We can provide general guidelines, but each person’s situation is unique, and it’s always wise to seek help early on. In the end, consulting your advisors in a timely manner saves you both time and money.

  • The first investment is the slowest because it involves setting up all the necessary infrastructure (bank account, gathering information from your home country, etc.). Subsequent investments are much easier, and you can repeat or adapt the model according to your preferences.

  • No. All expenses associated with the purchase process are the buyer's responsibility. These include the costs of setting up your company in the U.S., purchase-related expenses (closing costs, originator's fees, appraisals, inspections, etc.). These costs are usually provided by the bank a couple of weeks before the closing and typically amount to approximately 5% of the property's purchase price.

  • GrowingAssetz will not charge you anything for referring you to professionals. The referred professionals may charge for their services, but we do not charge you anything. In general, through our network, you can access many professionals who will guide and help you at no cost. In some cases, GrowingAssetz may have a referral fee agreed directly with the provider(s).

  • If you don’t live in the U.S. and are considering buying a property as an investment, you should keep in mind that—while widely considered a passive investment—it’s not entirely passive. Although you will have a local property manager, you will still need to supervise them ("manage the manager"). The good news is that once you find a reliable manager, it’s like finding a treasure, allowing you to invest in that market with peace of mind. If you don’t want to or can’t take on this responsibility, there are even more passive investment options available, such as investing in syndications or notes.

  • Payment terms:

    • 50% upon contracting the service, and

    • 50% upon closing the purchase in the U.S.
